These terms are being prepared
The finished terms will set out the conditions on which this website is offered, the rights in its content, the limits of what the information on it can be relied on for, and the law that governs it. They are drafted alongside the brokerage's own required wording and the disclaimer text the MLS mandates, neither of which has been supplied.
There is no text here yet because none has been approved yet. We will not publish a version written to fill the space: a document like this one binds Hoffman & Closius, and wording that merely reads convincingly is worse than an empty page, because nobody checks it afterwards.
If you need to know how something on this website works before then, ask either of us directly and you will get a straight answer.
What can be said in the meantime
The following is a plain description of what this website is and how it works. It isnot a contract, it is not the terms of use, and nothing in it is offered in their place — it is here because you should not have to wait for a legal document to find out where the information on a page came from.
What this website is
An information website for Martin Hoffman P.A. and MaryEllen Closius P.A., two licensed real estate professionals working across Broward, Palm Beach and Miami-Dade counties. Contacting either of them through this site does not by itself create a representation agreement — that is something you would sign.
Where property information will come from
No property data is connected yet. When it is, listings come from a licensed MLS/IDX feed and are published with the attribution and disclaimer wording that the MLS itself requires, verbatim. Details of a new development come from what its developer has published.
What this website does not calculate
It produces no home valuation of any kind, and no estimate of what a property is worth. An opinion of value is prepared by Martin or MaryEllen, and an opinion of value is not a formal appraisal.
The mortgage calculator is arithmetic
It works only on figures you type in, holds no interest rate of its own and fetches none. Its output is an estimate of a monthly payment, not a lending quote, a pre-approval or an offer of credit.
Pages that state their own limits
Where a page could be read as advice or as a figure to act on, it says on the page itself what it is and what it is not. Those statements are not waiting on anything.
